Lost Rabbit
Pickering is providing all surveying, civil engineering, and environmental permitting for the Town of Lost Rabbit. The Town of Lost Rabbit is located on the Ross Barnett Reservoir, southeast of the Natchez Trace Parkway in Madison County, Mississippi.
New home construction began in the summer (2005) for the first phase. Construction Teams have spent the past year creating the subdivision infrastructure, beginning landscaping plans and preparing the landform for the 122-lot Phase I. Underground gas work will begin in fall 2005.
Lost Rabbit will be the 'wave of the future' for communities as an integral part of the infrastructure deals with a very high-tech component. The subdivision will be the first 100% fiber-to-the-house community in the State of Mississippi.
House plans range from classic raised cottages and Greek Revivals to French Colonials, all similar in flavor to southern homes found in Charleston, South Carolina. The Town of Lost Rabbit is one of Mississippi's first traditional neighborhood development (TND) communities. With more than a mile of shoreline, the 260-acre development will feature three neighborhoods, lakes, parks, plenty of green space and club facilities emanating from a town hub.
The ten-year build-out will be limited to 800 homes due to the density concerns raised by county officials and neighboring residents. For that same reason, developers nixed the idea of constructing any apartments in Lost Rabbit. However, the plan is to move ahead with development of condominiums and carriage homes.
Clearing work is set for Phase II which will take the development toward the marina and town center. Developers will begin designing the marina in fall 2005, and will being taking reservations for housing lots in the second phase of the community in early 2006.
Lost Rabbit's interactive Web site, www.lostrabbit.com, receives many inquiries from out-of-state individuals, especially people familiar with DPZ communities such as Seaside on the Florida panhandle. Word is spreading fast of this exciting development as the project rapidly progresses.
